Kitchens — decision & budget

Kitchen strategy

Kitchens are excluded from the £95,811 cost plan and are a separate lettability decision. Units in 1-A, 1-B, 4-A, 4-C and 5-B are all serviceable; the question is which to upgrade. A full replacement is at least ~£5,000 per kitchen; a bespoke / higher-spec refit runs ~£12k–£15k (ref: 124 St Vincent Street ~£15k each incl. zip tap ~£1,600). Dream Doors quoted ~£20k–£25k to reface. Standardise finishes and matching units; remove islands where unnecessary (favour bench seating); tailor base-unit counts to expected staff numbers; consider a coloured splashback overlay + modern downlights (~£150/fitting) for 4-C rather than a full strip-out.

Furniture & letting strategy

Approach

  • Fit out the easiest-to-let suites first — those with the best natural light — so a viewer walks in and can sign immediately.
  • Prioritise fully-fitted offering in 1-A, 4-A, 4-C and 5-B. Add furniture elsewhere within about a week once a tenant commits.
  • 1-A furniture: treat both rooms as meeting rooms (larger + smaller tables) plus banks of desks — roughly two banks of eight (~16 workstations).
  • Furniture can be ordered and delivered within ~1 week, so it need not gate the build programme.

Programme & commercials

  • On-site start: possible next week once formal sanction is given.
  • Target completion: mid-August (pull earlier where feasible).
  • Payment: subcontractors require payment up-front or guaranteed within 7 days.
  • Labour: Catalyst manage all trades; Graham has decorator & carpenter contacts; Mark to share the Framework decorator details.
  • Building warrant (Level 2-B): required for the subdivision + breakout/kitchen; G53 to lead, ~4–6 weeks — hold related works pending decision.
  • ICT: Moishe to visit and check the IT & data provision.
