Office suites & common staircase — detailed schedule of works & cost plan
Add or remove anyone on the project. These names drive the owner dropdown on each item under “Next steps”.
Add each contractor on the job, then allocate every priced line in the breakdowns below to whoever is carrying it out (the dropdown under each cost line). Once a space is set to Approved, you can issue that contractor a one-page, client-named instruction to proceed — showing only their allocated works in the approved spaces, with their costs, and a sign-off for both parties. Nothing else from the project is included.
Spaces are numbered automatically in order. Each shows the priced trade breakdown, scope, decision/hold notes, options and image sets. Figures exclude VAT.
Kitchens are excluded from the £95,811 cost plan and are a separate lettability decision. Units in 1-A, 1-B, 4-A, 4-C and 5-B are all serviceable; the question is which to upgrade. A full replacement is at least ~£5,000 per kitchen; a bespoke / higher-spec refit runs ~£12k–£15k (ref: 124 St Vincent Street ~£15k each incl. zip tap ~£1,600). Dream Doors quoted ~£20k–£25k to reface. Standardise finishes and matching units; remove islands where unnecessary (favour bench seating); tailor base-unit counts to expected staff numbers; consider a coloured splashback overlay + modern downlights (~£150/fitting) for 4-C rather than a full strip-out.
| Kitchen | Approach | Budget (exc VAT) |
|---|---|---|
| Kitchens sub-total | £0 | |
Reconciles to the Catalyst cost plan of 18 June 2026: £95,811.10 + VAT, £6.68/sq ft, excluding kitchens and the staircase / lift lobbies. Any lines you add that aren’t one of the six standard trades are grouped under “Other”.
Auto-generated from the approved spaces. Approve a space, then set its Proposed start and Duration in that space to place it on the programme. Each bar shows a works package — where (which space, with its trades) and when it runs. Hover a bar for the full dates.
Fill in the template — one row per priced line (a space can have several rows). A line's cost is either a Total, or an Area × rate (Quantity + Rate). Any contractor you name is added to the Contractors section and allocated to its line automatically.
